Melbourne’s regional suburbs are the place to invest if you’re after a solid return within the next three years. That’s the key takeaway from a recent QBE Housing Outlook report and there’s never been a better time to hear it with the addition of Victoria’s Ballarat, Bendigo and Traralgon to our build zone.
Here’s why it’s worth taking a look at the build opportunities in Melbourne’s regional towns.
Ballarat
According to the QBE report, Ballarat will experience eight per cent growth over the next three years, bringing median house prices to $425,000 – well above Melbourne’s predicted five per cent rise and $810,000 house price point.
The Government’s planned fast train to the town’s centre is responsible for the pleasing figures, says Bigin & Scott Ballarat’s director Francesca Nicol, along with improved public services.
‘We’ll literally be a satellite suburb of Melbourne and it will be faster to get here than many other suburbs in the city,’ she told realestate.com.au.
‘We have a lot of retirees move here but also people with a first or second baby on the way because our educational facilities are amazing now too.’

Bendigo
Looking to build closer to Bendigo? The same QBE report would suggest this to is a good move, with the outer suburb set to notch a seven per cent growth to $395,000 by June 2022.
Not only is Bendigo affordable for more Australians, but you can also expect a good return on your investment dollar. Just one per cent of Bendigo rentals are vacant, while rental prices rose by 6.7 per cent from 2018–2019, according to recent Domain figures – a far cry from Melbourne’s latest market downturn.
‘We now have a strong arts precinct, La Trobe University, a state-of-the-art hospital and east access to Melbourne on the freeways,’ said Director of PRD Nationwide Bendigo, Tom Isaacs, to realestate.com.au journalists.
