Act with consideration but act now.

That’s the message from Chloe Whitehead, our local Bendigo New Homes Consultant. The impacts of COVID-19 and the recent increase in blended working arrangements have seen a surge in people taking up the convenient country lifestyle, be it for a tree change or an investment. And with new land lots continually released and selling out quickly, it pays to get in early.

‘The urgency to build in Bendigo is hot right now,’ says Chloe.

‘With limited land available on the market and only a handful of blocks being released within each stage in upcoming estates, I urge all customers to make a decision on your home design so they are ready to go prior to land releasing.’

To help you do exactly that, Chloe and our experienced Regional team have put together your go-to cheat sheet for building in Bendigo.

1. The Bendigo locations that matter

While estates in Bendigo were once created with a specific buyer in mind, now the location is all about availability and affordability. Luckily, there’s plenty of variety in lot sizes and prices, so there’s always a way to make it work within your budget.

‘The best feature of building in Bendigo is the variety in land size, whether it be 400 square metres right up to 1000 square metres. Most upcoming estates are ensuring they can accommodate all buyers,’ says Chloe.

‘Second home builders and buyers should also take a look at more prestigious estates such as Maison Maiden Gully.’

2. Trending floorplans

Popular home designs can vary in size and shape depending on the type of land available in Bendigo. Expansive floorplans such as our generous double-storey Montauk fit well in Bendigo’s more prestigious suburbs. The Montana, Barcelona and Oslo home designs are very popular among families, while the compact York is perfect for first home builders.

3. Façades that give you an edge

Whether you’re looking for your forever home, gearing to maximise your future rental yields or planning to on-sell, a high-end traditional façade is a go-to when building in Bendigo. Think our Southampton and Hamptons designs. But that doesn’t mean that there isn’t a market for more modern, architectural styles. You can elevate your street appeal with our Cape, Contempo or Tribeca façades, which are all very popular choices for our Bendigo customers.

‘First home buyers tend to be drawn to the Arcadia or Luxe façade – options that are truly unique to Boutique Homes,’ says Chloe.

Her top tip? Pick the façade that will appeal most to your rental or buyer market, and that fits your suburb’s look and feel.

4. What to expect from the Bendigo lifestyle

The best part of Bendigo? It’s connectivity. Public transport options are diverse and convenient (even in the newer estates), so you are only ever 15 minutes from the town centre – all while being within a short drive to key amenities.

‘The best part of living within the Bendigo region is the easy access to shops, chemists, doctors, pubs, and good food,’ explains Chloe.

‘Each suburb of Bendigo offers their local grocers, schools, pubs, specialty stores and recreation areas.’

What’s more, Bendigo is currently investing in facilities you may not get in the city. Think the new Bendigo Hospital, comprehensive study facilities at the local La Trobe University campus, and easy access to expansive bushlands and reserves.

The country community is also guaranteed to lower your stress levels while you remain connected and enjoy the convenience. ‘Most people know each other and – if not – you know a friend of a friend,’ says Chloe.

‘Whether it’s the inclusivity of the sporting community or running into a friend at the local park or pub, the lifestyle is calm and relaxing.’

5. Build mindsets to avoid

Bendigo is a fantastic investment, so treat it like one. Ensure you’re budgeting for both your home design and the land, and that your budget covers your lifestyle needs.

‘Why secure a great block of land only to put a scaled-down version of what could be an upgraded designer home?’ asks Chloe.
