When ABN Group Senior Development Manager, David, and his wife Francesca decided to build their dream home in the perfect location, it was a knockdown rebuild that proved the ideal option. Together with their five-year-old daughter, Pia, the married pair of over a decade were able to create a home their family could grow into.

‘We were looking for a block that was at least 500 square meters, with a minimum 15m frontage and a north or west facing yard,’ says Francesca.

‘It was also important that the land was relatively flat, with no significant vegetation or heritage overlays. The block we eventually purchased ticked all of those boxes which contributed to the relatively straight forward approval and build process,’ adds Francesca.

Building the Grange 41 with Manor façade, the pair created a home with a spacious backyard and everlasting aesthetic.

The four-bedroom, three-bathroom design offered everything the family was looking for, including an expansive home office and a walk in pantry off the garage. To further help create a home the family could grow into, David & Francesca selected several design options for the Grange such as flipping the rear of the home to create a larger garage as well as extending the alfresco to create a spacious outdoor entertaining area.

‘Probably our favourite part of the floorplan is the master bedroom wing and ensuite layout! The length of the home also fits our shallow lot well, allowing us to have a useable backyard,’ says Francesca. ‘We loved the traditional look of the Manor façade ­– we wanted a home that would age gracefully.’

What to expect from the build process

Through his role at the ABN Group, David has continually seen first hand the quality of work produced by Boutique Homes – choosing the company for their knockdown rebuild was a no-brainer.

‘Our brother and sister-in-law also completed a knockdown rebuild with Boutique Homes a few years ago, and their experience was really positive,’ adds Francesca. ‘Compared to other builders, we found Boutique Homes had the best floorplans and facades while still offering value for money,’ says Francesca.

Despite their slab going down just as the COVID-19 pandemic hit, the couple’s build was a smooth process.

‘Thankfully the build was almost unaffected – our Site Manager, Michael Barone, was simply fantastic,’ says Francesca. ‘Twelve months on, we are extremely happy with our finished home.’

Creating our modern classic interior design style

Francesca drew on the social community, friends and family, and the experience of her designated Interior Designer to create a contemporary, timeless aesthetic. While their interiors are minimalist and monochromatic, herringbone floorboards, gold accents and lots of texture make for a warm, opulent feel.

‘We looked at other builds on Instagram to see what colours we liked which helped us put together Pinterest boards. The Boutique Homes community on Instagram is very strong, with fellow homebuilders more than willing to answer questions about their selections and experience,’ says Francesca.

‘By the time we got to our Interior Design Consultation, we had a fair idea of the style we wanted to create. It made the whole process very straightforward,’ continues Francesca.

David and Francesca’s top tips for new home builders

  • Install a pool first, if you can: We decided to install a pool after the build, which delayed our landscaping. If you’re able, work with your builder to install your pool before the slab is laid.
  • Upgrade the big-ticket items: Work out your budget and non-negotiables, and prioritise the upgrades that will take your home to the next level. For us, this was hydronic heating and ducted air-conditioning, herringbone timber floors, and the grandeur of our staircase and fireplace.
  • Visualise how you will use your home every day: Try to test out your floorplan and colour selections using a 2D/3D graphic tool. There are lots of free options available if you do a quick Google search!
  • Don’t forget post-handover costs: Factor items such as fences and landscaping into your budget and expectations – they cost both time and money after you’ve received your keys.
  • Do your research: Follow the Boutique Homes Instagram page and hashtags: #boutiquehomesvictoria, #ourboutiquehome and #wefoundtheone for inspiration. We also visited Surfaces by Hynes to look at tile and wood flooring options in-person and spent time viewing several display homes.
