1. Meet your New Home Consultant

Your New Homes Consultant is both a house and land expert as well as a friendly guide. They take the time to understand exactly what you want in your dream home, then help you find the perfect block of land and floorplan to bring it to life.

2. Understand your budget

Keep your budget on track by knowing exactly what you can afford. Boutique Homes’ in-house team, Resolve Finance, are specialists in construction home loans. They’ll guide you through your income, expenses, borrowing power, and manageable repayments. As part of this complimentary service, Resolve Finance will also help you find and secure the home loan that best aligns with your goals.

3. Find and secure your block

“Based on your ideal timeframe, we can help you secure a titled block that’s ready to build on, or one that will title in the future if you’re happy to wait.”

A house and land package involves two separate contracts: one to secure the land, and another to build your home. With separate home and land contracts, stamp duty is calculated only on the land price. In contrast, buying an established home means paying stamp duty on the total package, making this approach a smart way to save.

4. Pick your floorplan

If you can’t find the right house and land package online, there’s no need to worry. Our team will happily tailor a house and land package to suit your lifestyle, location preference and budget.

5. Sign your PWC and pay your deposit

Boutique Homes offers upfront and transparent pricing. When you sign on the dotted line the price is fixed – even if the cost of materials go up.

‘Many builders will claim they offer upfront pricing, but fail to quote for factors such as site works, council requirements and bushfire provisions,’ adds Victoria.

‘At Boutique Homes, we do our due diligence to offer a comprehensive quote and contract upfront before you need to pay anything.’

 Once you receive your quote, you’ll sign a Preliminary Works Contract (PWC) and pay a $2,500 deposit. This deposit will give us the go-ahead to begin working on your plans and your formal contract.

6. Complete your Interior and Lifestyle Design appointments

Now it’s time to select the elements that make your house a home. Whether you have a clear vision or need a little guidance, our expert team is here to help.

7. Review final plans and sign your HIA

It’s time to review your final plans and sign your Housing Industry Association (HIA) contract. You’ll pay a five per cent deposit before all developer, council and building permits are submitted and materials ordered.

8. Begin construction

Once your land is titled and all developer and building permits are approved, it’s time to commence construction. You’ll be given regular opportunities to meet with your Site Manager on site and watch your new home come to life.
